Panama, a development of commercial workspaces by Stark Property, houses over 140 tenants in shared office environments. Managing this complex community manually presented significant challenges:

  • Access Control: Manually provisioning physical keys or access cards was time-consuming, and managing lost or stolen credentials was a constant burden.

  • Maintenance: No central point of contact meant maintenance requests were fragmented and difficult to track, leading to inefficiencies and tenant frustration.

  • Communication: Sharing important information like maintenance notices or community events was a struggle, especially in a "Bring Your Own Device" (BYOD) environment, leading to missed opportunities for engagement.

  • Resource Booking: Manual booking of shared resources like meeting rooms was inefficient and offered a poor user experience.

Stark Property needed a "game-changer" – a solution that would streamline operations, enhance tenant experience, and differentiate them in a competitive commercial property market.

    Co-Design & User-Centric Development

    Dynamo6 and Stark Property embarked on a co-design process, beginning with extensive customer journey mapping and business analysis. We conducted cross-functional workshops with Stark Property's financial, operational, and marketing teams to understand their diverse needs, from tenant billing to news distribution. This deep understanding ensured the app would deliver real benefit by addressing specific pain points and offering a frictionless, self-service experience for tenants.

    Seamless Integration with Gallagher Access Control

    A core component of the solution was the integration with Gallagher Command Centre, a leading access control system. Utilising Gallagher’s Mobile Connect SDK, Dynamo6 seamlessly incorporated advanced security functionality directly into the app. This innovative integration allows tenants to gain secure access via Bluetooth® or NFC using their mobile phones, eliminating the need for physical keys or fobs. This approach recognised that while access cards are easily lost, mobile phones are an essential part of daily life, making them a more reliable credential.

    A Comprehensive Digital Concierge

    The app was custom-built on AWS infrastructure, leveraging microservices for scalability and future feature development. It provides a centralised digital concierge for tenants, combining building security functions like authorised door entry and alarm management with resource booking for meeting rooms and self-service management of secure employee and guest WiFi. To improve building operations and communication, the app also features a dedicated channel for submitting maintenance requests and a central newsfeed for important announcements and community updates, ensuring tenants are always informed.

  • Enhanced Security & Control: The Gallagher integration provides robust, traceable access control, while features like alarm notifications ensure a safer environment.

  • Future-Proofed Scalability: The AWS microservices architecture means the app can easily be customised for other Stark Property sites and expanded with new features, providing a platform for continued innovation in building automation.

  • We were looking to build a relationship with our tenants, especially with the joint co-work and rented Panama House space. We wanted something that would be a game-changer for our Stark Property. For the building management team, the app will be a life-saver. The newsfeed feature will allow us to have greater connectivity and communication with tenants using the app. We had a fun time working on the project and it was made easy. Dynamo6 are really good at offering explanations on technical stuff. They provide alternatives if something might not work or might not be cost-effective. They felt like an extension of the team.

  • People will lose an access tag, but not many people lose their phones. Utilising the app for access control has improved our efficiency and allows us to better connect with our tenants. The app is still pretty new to us, but overall it has saved us time, made lives easier, and allows us to keep progressing as a property group by delivering better, more efficient spaces.
